Ten Real Estate Investing Tips

I've been investing in real estate for many years. Here's ten real estate investing tips to help others succeed with real estate investing. These tips are lessons that I have learned through my own investing.
The great thing is you don't have to repeat the same mistakes I have made. You can learn from others what to do as well as what not to do.
1. Start young. My biggest regret is I didn't start sooner. Real Estate is a time game and it takes time to build equity. So start young.
2. Start simple. Take baby steps so if you make a mistake or a bad investment, it won't consume you.
3. Study your bank statements and financial statements at least once a month.
4. Look at several properties before buying one.
And by several I mean dozens.
5. Build a team. You will need help. Reliable people you can trust are worth their weight in gold.
6. Learn as much as you can before starting. You'll avoid many beginning real estate investing mistakes if you do!
7. Keep lots of cash on hand. Or as much as you can.
8. Always buy properties 20% or more below market value. The market is cyclical. It pays to wait for a good buy.
9. Flip 2 houses and then invest the profits in a rental.
10. Eventually move to commercial properties.
